The largest builder in Oklahoma just opened up more homes for our real estate investors. I have primarily been active in the Oklahoma City market for real estate investors, but 5 years ago we expanded into the Tulsa Market. Tulsa which is the second largest city in Oklahoma just passed the 1 million resident mark. It also has an economy that has caught up to Oklahoma City and what attracted us is the low number of new home real estate rentals so our per square foot rental prices are higher because of supply and demand being more on the demand side. We can start in the low $200,000s for great three and four bedroom homes in excellent school systems in the suburbs and feeder cities close by, The year it has been extremely difficult to enough inventory to satisfy our investor needs but in this fourth quarter it has ramped up. Recently construction started on a $2 Billion dollar amusement park being designed by ex Disney engineers, and soon we will see the start of a $1 billion dollar solar cell facility that plans to double that investment. The combination of population growth, economic growth, and affordable new construction have made Tulsa one of the best kept secrets but that is changing.
